Pavement work near the front entrance of Union Community Care in Lancaster, PA had to be completed with normal customer traffic in mind. ProSeal Asphalt Maintenance Inc. handled the project in stages, beginning with localized asphalt and drainage repairs before moving into crack sealing, sealcoating, and painting.
With several different scopes involved, our crew organized the work so the damaged areas could be repaired first and the remaining pavement maintenance could follow on a planned weekend schedule.
Repairing the Catch Basin and Damaged Asphalt Near the Entrance
The first phase focused on a catch basin and deteriorated asphalt near the building’s front door.
Our crew saw-cut the damaged pavement, removed the affected sections, and replaced those areas as part of the asphalt patching and drainage-repair work. This was targeted corrective work in specific damaged areas rather than part of the later surface-maintenance scope.
The location also affected how the job had to be scheduled.
Because the work was taking place near the entrance of an operating facility, we planned the project around customer traffic instead of treating timing as an afterthought.
Scheduling the Work Around Normal Operations
To minimize disruption to customer traffic, the work was scheduled over the weekend.
After the initial asphalt and catch basin repairs, our crew returned the following Saturday to complete crack sealing and sealcoating. Painting followed on Sunday.
That sequence kept several different types of pavement work organized within the same project. The localized repairs had already been addressed, allowing the later weekend work to focus on the maintenance and painting portions of the scope.
By the end of Sunday, the planned work was complete. Union Community Care reopened Monday for normal business hours.
Combining Corrective Repairs With Pavement Maintenance
The repair work and the maintenance work served different roles on this property.
Near the entrance, the catch basin and deteriorated asphalt required direct repair of the affected areas. Crack sealing and sealcoating were separate maintenance services completed after that corrective work.
Keeping those scopes distinct was important to how we approached the job. The damaged pavement was not simply covered as part of the sealcoating phase. It was addressed separately before the project moved into the scheduled maintenance work.
Painting completed the remaining planned scope on Sunday.
By handling the project in separate stages, our crew could move from localized repair to pavement maintenance without treating every condition on the property as the same type of work.
A Coordinated Weekend Pavement Project
This Union Community Care project required more than completing individual asphalt services. The work included a catch basin repair, asphalt patching, crack sealing, sealcoating, and painting, all organized around the needs of an operating property.
For our crew, the schedule and the pavement work had to function together. Each scope had its own place in the project, from the targeted repairs near the entrance to the later maintenance and painting.
